Creede America Design Guidelines

Creede America is in the heart of a rugged Colorado mountain landscape, and part of the historic mining town of Creede. What is built here must be a positive contribution to the unique natural setting as well as to the character and scale of the town.

Each lot within Creede America will require a separate and thoughtful design solution that responds to the individual character of that lot within the natural landscape and community of buildings as a whole. The goal of Creede America is to make buildings and landscape into an ensemble of complimentary forms and materials at a human scale.

All building designs shall respect the natural character of the land, and all man-made structures and landscaping shall blend with the natural and community environment rather than stand out against it.

Conforming to a specific architectural "style" is not necessarily required to receive approval from the design review board. Carefully conceived traditional or modern designs may be found to be suitable design solutions.

Size

The floor area of the main dwellings shall not be less than 800 square feet and not more than 3,000 square feet, exclusive of garages, guest quarters, covered walks, open porches, outbuildings, barns, stables, sheds and/or the like.

Scale

To maintain the small-town, mountain-landscape character of Creede America, appropriate, careful attention shall be paid to human scale of houses and outbuildings, height of walls and roofs, etc.

Houses

Houses must be carefully placed and oriented within their sites so as to appropriately engage the land as well as to become part of the community of buildings. Out-of-scale houses that dominate the natural setting, and/or seem out of place within the community shall not be approved. All house designs shall be submitted to the Design Review Board prior to construction.

Materials

Materials that are in keeping with western tradition, and western vernacular will be encouraged. A specific material palette is not required to receive approval from the design review board. Traditional or modern designs with carefully conceived material palettes that are appropriate to the design concept and respectful of the community may be found to be suitable. Material selection must be approved by the design review board.

A complete exterior color scheme shall be submitted to the Design Review Board, and shall include a description of all visible materials to be used and all artificial coloring to be applied thereto, including paints, stains, varnish, or any other surfacing whatsoever. Lighting

All exterior lighting shall be kept to a minimum and so designed to mitigate light pollution.

Outbuildings

Guesthouses, garages, barns, stables, or other outbuildings shall be subject to the same design considerations and review as any other structures to be constructed on a lot in the Creede America subdivision.

Fences

The Design Review Board must approve all proposed fences, walls, or any other barriers on any lot. ''Stockade" style fences are strongly discouraged.

Temporary Structures

No previously erected or temporary house, structure, house trailer, or non-permanent outbuilding shall be placed, erected, or allowed to remain on any residential tract, except during a period of construction of the residence, which period shall not exceed one (1) year, unless approved by the board. No dwelling house shall be occupied in any manner prior to its completion.

General Landscape

No trees or bushes growing on any land within Creede America shall be felled or trimmed nor shall any natural areas be cleared on any lot without the permission of the Design Review Board.

All surface areas disturbed by construction shall be returned promptly to their natural condition and replanted with native grasses.

Irrigated Turf

Individual lots are limited to a maximum of 1000 square feet of irrigated turf.
