Have you always wanted to have your own mechanic shop, storage facilities, or RV park? Uses are endless–MMJ/Hemp storefront and processing facilities, machine shop, car dealer, storage units, boutique with crafting area (current use), and any kind of retail, light manufacturing/fabrication. The opportunities for your business ideas are endless! Located in an Enhanced Enterprise Zone, businesses are eligible for an array of tax credits, funding, and incentives. From property enhancement to employee, job training, and health insurance incentives, you can be creative with your financing and business growth.

This unique property has a combination of a 3-bedroom, 2-bathroom house on 1.39 acres with a main shop, a secondary shop with a storefront and a storage building, located on the west side of Rocky Ford, giving easy access to customers.   It has income-generating possibilities, whether from leasing the space or the house, or living on-site and operating a business.

Originally a 640 square foot ranch style home built in 1956 on a slab.  In 1995 a two-story addition on a crawl space added 670 square feet on the main level and 671 square feet on the upper level, for a total of 1980 square feet.

The original house is now a living room and a bedroom which are heated with a wall furnace and cooled with a refrigerated window unit.  The main floor of the addition has the galley kitchen, ¾ bathroom, laundry area, and huge family room.  On the second floor are 2 bedrooms and a Jack & Jill full bathroom.

The house was remodeled about 15 years ago when a new metal roof was installed along with central air conditioning for the addition.  Heating is with a gas fired furnace in the crawl space.

The main shop is a 3200 square foot metal building with 14 foot side walls in the original building and 12 foot side walls in the addition.  It has two 12 X 14 foot overhead doors, one 12 X 12 foot overhead door and 3 walk-through doors.  It is estimated that the original building has extra thick concrete floors to handle large commercial equipment.  It has an overhead gas fired unit heater, which is not used, and a huge wood burning heater that heats the shop.  There is 220 volt, 3 phase wiring in the building and a 220 volt, 3 phase air compressor that will stay with the shop.  Finally there is a 3 ton electric crane mounted on a movable “A” frame that stays with the shop as well.

A second shop is a 3200 square foot masonry building with a metal roof,  3 overhead doors and a storefront that is currently rented   It has an overhead gas fired unit heater for the shop and separate gas fired unit heater for the storefront as well as a ¾ bathroom in the storefront.  This shop would be great for smaller equipment or a machine shop.

The 2 shops are connected with an enclosed walkway.  There is plenty of space on both sides of the shops for parking equipment.

At the back of the property is a 24 X 120 foot metal building with 24 X 60 complete with concrete flooring, sliding garage doors, and electricity.  The other half of the building is open to the front with no floor.  This garage is great storage.

Rocky Ford boasts cool summers, very cold winters with low humidity, and abundant sunshine year-round. The town’s Grand Theatre, which is community run by volunteers, is the longest-running movie theater in the state. In 1988 Rocky Ford began the Arkansas Valley Balloon Festival which is held each year on the weekend on the first Friday of the month of November.
