STEAMBOAT SPRINGS WELCOMES ITS NEWEST INDUSTRIAL PARK

Steamboat Airport Industrial Park Begins Construction and is Located Adjacent to Bob Adams Field. Construction Targeted for Completion in Fall 2026

STEAMBOAT SPRINGS, Colo. The Group Real Estate is proud to announce that Steamboat Airport Industrial Park, Steamboat Springs’ newest and a strategically positioned industrial zoned development, has officially broken ground and is targeting completion in the fall of 2026. The industrial park consists of twenty-seven buildable lots ranging from 0.25 to 3+ acres and represents a landmark opportunity for businesses looking to grow alongside one of Colorado’s most dynamic mountain communities.

Prime Location in the Heart of Steamboat’s Next Era of Growth

Situated on the west side of Steamboat Springs and adjacent to Steamboat Springs Airport (Bob Adams Field), Steamboat Airport Industrial Park is positioned exactly where city leaders and developers agree the next wave of growth will occur. Located approximately one mile north of State Highway 40 with direct access from Elk River Road (County Road 129) and Airport Circle Road, the park offers convenient access for businesses serving both our existing community and the thousands of new residents expected from nearby projects. According to published reports the nearby new communities will add over 2,600 housing units including Brown Ranch (2,264 units), Overlook Park (140 lots), and Silver Spur (129 homes).

"Steamboat is growing, and businesses need space to grow with it," said Ron Wendler, Broker Associate/Partner at The Group Real Estate. "Steamboat Airport Industrial Park gives local and regional businesses the rare chance to own their own space in a professionally planned park that is built for the future."

A Development Built for Business

Steamboat Airport Industrial Park has been thoughtfully designed to meet the needs of a wide range of businesses including easy access, utilities, ample on street parking, pedestrian friendly and shared stormwater management. Lot sizes range from 0.25 to over 3 acres to give buyers flexibility to select the location and footprint that fits their operation. Direct access will be available from Elk River Road, using a dedicated turn lane, as well as access from Airport Circle. The two separate access roads will minimize congestion and improve traffic flow, while on-street parking supports delivery logistics. Internal sidewalks throughput the entire development will improve safety for and aid pedestrian access throughout the subdivision.

All critical utilities will be available at the park, including water, sewer, 3-phase electricity, natural gas, phone and cable service. Multiple shared retention ponds satisfy the master plan requirements, eliminating the need for costly individual pond construction on most lots. Many lots are shovel-ready, allowing business owners to begin planning for construction as soon as contracts are secured.

Zoning That Supports Business Growth and Investment

The location of the development within the city’s Industrial Use District and the zoning for the development is beneficial for operations where there are fewer restrictions than can be found in other Use Districts. The city’s CDC industrial zoning guidelines allow for a broad range of uses, including but not limited to assembly plants, automobile repair and service, computing & technology, contractor shops, distribution facilities, food & beverage processing, general offices, manufacturing of many types, warehouse & storage, and many other similar type of businesses. Many of these operations can also be combined with options like live-work units and workforce housing (subject to administrative review and approval). This flexibility makes the industrial park an attractive prospect for existing business owners who want to expand their operations or own their facilities in addition to proving the space for start-up businesses.

Contract Now and Be Ready to Build This Fall

Steamboat Industrial Park is actively accepting purchase contracts. We encourage potential buyers to contact us for discussions about their needs and we can work to find the best solution for your business. Now is the time to find yours and begin building your future. By contracting now, you can begin the planning process for your new location and be ready to hit the ground running when construction of the subdivision is complete.

ECONOMIC AND STRATEGIC SIGNIFICANCE

The location adjacent to Bob Adams Field, a general aviation airport with over 12,000 operations annually, enhanc- es its appeal for businesses requiring aviation access. Steamboat Springs Airport (a/k/a Bob Adams Field) is a general aviation facility on 200 acres that began operation in 1952, with new runways, hangars, FBO, and parking installed since the 1990’s. The airport supports various operations, including private, recre- ational, corporate, and emergency services.

Furthermore, the industrial park’s development aligns with Steamboat Springs’ broader economic strategies to diversify its economy, support local businesses, and address workforce housing challenges.

For more detailed information on lot availability, zoning regulations, or development opportunities within the Steamboat Springs Airport Industrial Park, you may contact the City of Steamboat Springs Planning Department or consult the official city website.

WEST END NEIGHBORHOOD DESCRIPTION NEAR STEAMBOAT AIRPORT INDUSTRIAL PARK

The industrial park is located near the st Steamboat area, which is two miles west of downtown along the U.S. Highway 40 corridor, adjacent to or within the western city limits of Steamboat Springs. It offers more affordable (and some deed-re- stricted) residential housing than closer to the ski area, with local businesses, highway commercial uses, light industrial parks, as well as civic facilities. However, plans for an “airpark” subdivision on 134 acres of adjacent land have not materialized. About 200 lots have been developed at Steamboat II Subdivision since the 1970’s, which is in the jurisdiction of Routt County. Heritage Park (80 lots) and Silver Spur Estates (129 lots) are 1990’s projects that adjoin Steamboat II, but the county decided they would no longer allow higher density without annexation. However, the only new subdivisions since 2002 within the western city limits are West End Village (74 lots that are fully developed), Sunlight (92 lots that are mostly improved), and Overlook Park (140 platted lots that are being finished in phases with some multi-family units) Total of 280 lots

During the past few years, smaller projects on infill sites in the neighborhood provided workforce housing, which are pri- marily multi-family apartments (some deed-restricted) or mixed-use units. The School District recently built a new elemen- tary/middle school on the Barber Property and land they already owned, and the Yampa River Core Trail is being extended to serve the neighborhood. However, most new growth will occur at master-planned projects on larger holdings that must first be annexed into the city, with the primary catalyst being Brown Ranch (formerly Steamboat 700). Just the southeast 191 acres was approved for annexation to allow development with 450 dwellings]

WEST STEAMBOAT CURRENT AND PROPOSED FUTURE EXPANSIONS:

  • West acres Ranch; 133 acres that will have Residential, Multi-Family, Air Park with live above hangers, commercial & mixed-use
  • Talk of a New connector road to Hwy 129 North of the Airport
  • Base Camp; Multiple Condos, 27-Townhomes, and Retail spaces at the corner of Hwy 129 and Curve Court
  • Overlook Park (140 platted lots that are being finished in phases with some multi-family units) Total of 280 lots
  • New traffic light and redesign of Downhill Drive and Hwy 40
  • Bear River Village; 55 Market-rate units/townhomes, with 17 earmarked units for workforce housing
  • Brown Ranch; 534 acres to be developed someday into Residential, Multi-Family, Schools, Parks and possibly a Grocery

Economic and Strategic Significance

Steamboat Airport Industrial Park is strategically located on the west side of Steamboat Springs placing it very close to where the next era of growth for the city is expected to take place.  The site is located approximately 1 mile north of state highway 40 and is adjacent to the Steamboat Airport (Bob Adams Field) providing quick and easy access from the main artery running through town. As additional connectors to highway 40 are constructed Steamboat Airport Industrial Park will gain even more importance as a location for business who looking to serve both existing residential and commercial business but also new ones that will be built on the west side of town.

The establishment of the Steamboat’s newest industrial park helps position the business community to meet the growing need for materials, services and space associated with serving a growing community.

West Steamboat and US 40

As the name suggests, West Steamboat is on the outer edge of town, heading west on Highway 40. Coined 'the gateway to the Elk River Valley', it is popular with families and much of the working population. Local brew pubs, family-run eateries and an eclectic mix of shops are drawing more and more people out to the west side.

A plethora of developments offer individual characteristics and charm. Live on the banks of the Yampa River in Riverside or maximize views in the elevated neighborhood of West End Village. Families gravitate to Steamboat II, one of the earliest purpose-built subdivisions, for it’s down to earth feel. In recent years, it has been connected to neighboring Silver Spur by a popular trail system that brings walkers, joggers and cross country skiers out in all seasons. The New Sleeping Giant School is located at the entrance to the Silver Spur Neighborhood.

Heritage Park borders Steamboat Golf Club, dubbed the ‘little course’ by local players. The nine-hole course and adjacent playing fields draw an assortment of sporting events throughout the warmer months. Set at the entrance to Heritage Park is the Mountain Village Montessori Charter School, a tuition-free public charter school serving half-day kindergarten through 6th grade. There is also a preschool for children from age three to kindergarten.

Work/live complexes are dotted along the start of Twenty Mile Road and Elk River Road into Copper Ridge. Several affordable housing developments are currently in construction with future offerings in planning stages.

Outdoor amenities like the Bear River Skate Park, Yampa River Core Trail, parks and open spaces make west Steamboat a popular spot to call home.

North Routt Area

Follow in the footsteps of the earliest pioneers and set up home in North Routt. The area was once home to gold miners, loggers and the first cattle ever to winter in Routt County. The setting is a scenic overload of historic ranchlands and their fields of gold; dense aspen forests and stunning mountain peaks.

Elk River Road (County Road 129) leads north from Steamboat following the Elk River - a popular playground for fishermen and kayakers. The first stop is Clark, a former stagecoach stop in the 1880’s, which now houses a post office, small grocery store and the best ice cream in town. The main road continues onto Hahns Peak a quaint mining base that served as the county seat from 1877-1912.  In recent years, many of the old cabins have been bought and restored bringing the sleepy village back to life.

In the 1950’s the area was revitalized with the creation of Steamboat Lake, making it a magnet for camping and day trips. The elevation is higher than Steamboat, making fall and winter last a little longer.

North Routt is a strong knit community with a mutual respect for privacy and those who want to get away from it all. Homesteads, holiday cabins and single-family homes are the mainstay of accommodation offerings. The North Routt Charter School has an excellent reputation and focuses heavily towards hands on learning.

Surrounded by Routt County National Forest and the iconic backdrop of the Hahns Peak and Mount Zirkel Wilderness, North Routt is the place for those who want to live at the center of nature’s playground.

Hayden

Located 25 miles west of Steamboat Springs on Highway 40 sits the town of Hayden. In the early 1900’s it was home to the largest cattle operation in the county and it was the railway shipment center for lamb until the late 1930’s.

Set at a lower elevation, between the Elkhead Range and the Williams Fork Mountains, Hayden has the mildest climate in Routt County. Its agricultural heritage remains the heartbeat of the community which is evident every August at the weeklong, century-old, Routt County Fair.

Housing is considerably more affordable than it is in Steamboat, which makes Hayden a popular commuter base. Property development continues to widen the town, bringing ongoing opportunities to purchase new-build homes. Small ranches and horse properties can be acquired on the fringes of this growing area.

Several miles east of Hayden is the 906-acre Carpenter Ranch run by the Nature Conservancy. The site is a bird-watchers paradise and brings a steady stream of visitors to the area. On the west side of town, the Yampa River State Park is another wildlife viewing mecca and scenic spot that is equipped for fishing, boating and camping.

The town of Hayden is minutes from the Yampa Valley Regional Airport. Hayden School District offers schooling from elementary through high school. Bus service connects Hayden to Steamboat Springs and Craig.

Hayden offers a small town feel with easy access to the amenities of its neighboring cities.
