San Ramon, CA 94583
Look no further! This beautully updated, reimagined, expanded and remodeled home has everything you need. Not one room has been left untouched and you will immediately appreciate the free-flowing floor plan with beautiful hardwood flooring, updated lighting, and of course, the large addition overlooking the secluded back yard, that provides an additional, light-filled living area.
The quality of improvements is immediately apparent in the kitchen, with gleaming white cabinetry with soft-close cabinet doors, granite counter-tops and stainless steel appliances, including a Kitchenaid convection oven and induction cooktop. Additional improvements include a fitted pantry, under kitchen cabinet lights, a wine refrigerator, and more.
All the bathrooms have been fully updated with a similar level of attention to detail, and there is ample storage space upstairs, including bedroom closet organizers.
The secluded backyard provides a high level of privacy and there is a patio area with built in stainless steel Weber gas grill. There is also a substantial childrens’ swing set in the play area.
And there is so much here than is immediately apparent. A major improvement has been the installation of solar panels on the roof resulting in significantly reduced electrical costs. Note that this is owned and not leased so the benefits transfer fully to the new owners.
Other less obvious improvements include a newer garage door, a utility sink installed in the garage, replacement of much of the fencing and updating of the sprinkler system. The HVAC system has also been updated and replaced, together with a newer water heater and the electrical panel etc. has also been brought up to today’s standards plus the home’s electrical sockets have been updated and replaced.
HOA dues of only $145 / Quarter include access to the well-maintained community pool and clubhouse just a short distance away
And then there is the location. The Community Pool is close by, and everything San Ramon Has to offer is within easy reach including our award winning schools, multiple shopping centers including the new City Center and Bishop Ranch office park. This really is a great place to call home.
San Ramon is a growing city of some 75,000 people, situated off Highway 680 in the San Francisco East Bay, around 30 miles east of San Francisco. It is very well-positioned for commuting to San Francisco, Oakland, San Jose and Silicon Valley. Increasingly though, residents are likely to work locally, many in the growing Bishop Ranch office park. This is a beautiful area surrounded by rolling hills, and activities here are limitless. There are hiking trails, biking trails, a theater, a movie theater, golf courses, a community college, and many parks. And that’s just for starters. We have great schools, numerous restaurants at all price points and much more.
Just like most of the Tri-Valley, San Ramon had its beginnings as a ranching and agricultural area, with rolling oak studded hills and spectacular valleys. It was settled in the late 1700’s, but it was the gold rush period that really put San Ramon on the map, thanks to a stage coach line that ran from the valley to Oakland. Today, San Ramon is a dynamic city with a variety of homes, parks, shopping and entertainment options, and a major employment center.
Considered by many to be just another bedroom community, San Ramon is now a highly desirable place to live. With relatively affordable housing compared to areas closer to Silicon Valley and San Francisco, residents are able to take advantage of the many options that San Ramon has to offer. With a wide variety of homes for sale here, San Ramon real estate has always been in strong demand and potential home buyers can find many options depending on their price point.
With daytime temperatures that rarely drop below zero or rise above 100 degrees, the weather in San Ramon is close to perfect. Most days are sunny, and rain is generally confined to a few short months. So whether you are into walking, cycling or outdoor sporting activities, you will not be diappointed.
San Ramon has more parks, large and small, than any other city in the area. The largest is Central Park, adjacent to the San Ramon Community Center, but there are many small parks like the one shown here with a great view of Mount Diablo.
San Ramon appeals to buyers searching for top rated schools, safe neighborhoods, community resources, a gorgeous valley setting, and excellent commute options. No wonder it has become one of the most popular destinations for home buyers in the Bay Area.
Twin Creeks is one of the largest and most popular residential areas in west side San Ramon. It is situated primarily within a triangle formed by San Ramon Valley Boulevard, Bollinger Canyon Road and Crow Canyon Road and comprises over 1,500 homes. This is not including Twin Creeks Hills, a much smaller neighborhood, also off San Ramon Valley Boulevard but further South.
At the time of construction, this was the largest development ever undertaken by Dame Construction. Work began in 1968 with the first homes being available for sale in 1969 along Canyon Creek Drive, off Twin Creeks Drive, right across from a large shopping center anchored by Safeway. It was immediately a very popular development, benefiting from the proximity of a wide range of shops and restaurants at all price points including a McDonald’s and a number of casual dining places. Twin Creeks has two elementary schools within its boundaries, Twin Creeks Elementary and Bollinger Elementary. both of which were soon to achieve wide-spread acclaim. Iron Horse Middle School is a short distance away, as is California High School.
Many residents work in San Jose or Silicon Valley and the proximity of the 680 freeway makes for a convenient commute. Many more are employed in Bishop Ranch Office Park, just a few minutes drive away.
A further factor in ensuring the popularity was the wide range of home styles and lot sizes. This was truly a neighborhood where there was something for everybody.
At the most affordable level, Dame built a large number of two and three bedroom townhome-like condominiums, some with garages but most with just covered parking. This is Twin Creeks West, a neighborhood on and around Bollinger Canyon Road close to Crow Canyon Road. Also, quite close to these, are a number of three and four bedroom, one story and two story duets, all with attached two-car garages and yards, some with lot sizes close to a quarter acre.
Now, more than 40 years after the start of this ambitious project, Twin Creeks is considered one of San Ramon’s best places to live. The area is well established with wide tree-lined streets and homes that are almost all very well maintained, and many of which have been substantially improved and remodeled to a level that would undoubtedly give Carl Dame pause for thought. The schools and parks here are better than ever and residents frequently sell their Twin Creeks home only to buy another one, some moving up as their families grow, while others are down-sizing.
There are many neighborhoods within Twin Creeks with separate HOAs (and note that the original Twin Creeks subdivision does not have an HOA). Most HOAs have pools and some also have tennis courts and/or a club house. There are also two excellent elementary schools within the subdivision.
